By using DeedPilot.co (“DeedPilot,” “we,” “us,” or “our”), you acknowledge and agree to these Terms of Service (“Terms”).
If you do not agree, you must not use our website or services.
1. Not a Law Firm
I understand and agree that:
DeedPilot is not a law firm.
DeedPilot does not provide legal advice, legal representation, or legal opinions.
No attorney–client relationship is created by using the website, tools, or support services.
All products are self-help document-generation tools, and outcomes depend solely on the information I provide.
2. No Legal Advice; Void If Relied Upon
I understand that:
If I believe DeedPilot has provided legal advice at any point, I must not proceed with my order.
If I continue anyway, my purchase is deemed null and void, and I waive any claim based on alleged reliance.
3. Private Entity; No Government Affiliation
I understand and agree that:
DeedPilot is a private company, not a government agency or law firm.
DeedPilot is not affiliated with, endorsed by, or connected to any state, county, court, or government office.
This disclaimer applies in every state where DeedPilot provides services.
4. Use of Website & Acceptable Use
(a) Eligibility
I understand and agree that:
I must be at least 18 years old and legally capable of entering a contract.
DeedPilot does not knowingly collect information from individuals under 18.
If any such information is discovered, it will be deleted promptly.
(b) Account Security
I agree to:
Provide accurate account information
Keep login credentials confidential
Notify DeedPilot immediately of unauthorized access
Accept responsibility for all activity under my account
Security concerns must be reported to hello@DeedPilot.co.
(c) Acceptable Use
I will not:
Provide false, misleading, or fraudulent information
Infringe copyrights, trademarks, privacy, or publicity rights
Violate laws or regulations
Upload defamatory, obscene, harassing, or harmful content
Upload malicious software or use automated scraping tools
Interfere with or attempt to bypass security features
Use the contact forms for marketing or spam
(d) Content I Provide
I understand that:
I am legally responsible for all content I submit
I retain copyright to my original submissions
I grant DeedPilot a limited license to use my content solely as needed to provide the services
DeedPilot may edit or remove content that violates these Terms
Reviews and feedback may be used in accordance with the Privacy Policy
(e) Intellectual Property
I understand that:
The website, software, templates, forms, text, graphics, and other content belong to DeedPilot or its licensors
I may not copy, resell, reverse engineer, or distribute the website or its contents
Permitted downloads are for personal use only, and notices must be retained
(f) System Integrity & Enforcement
I understand that:
DeedPilot uses commercially reasonable measures to maintain security
DeedPilot may suspend or terminate access for violations of these Terms, unlawful conduct, or security threats

(g) Third-Party Services
I understand that:
DeedPilot may refer or link to third-party services (e.g., notaries, e-signature partners)
These providers operate independently
DeedPilot is not responsible for their actions, pricing, content, or policies
(h) Export Compliance
I agree not to use the services in violation of U.S. sanction or export laws.
(i) Copyright Complaints (DMCA)
I understand that DeedPilot complies with the DMCA.
Claims must be sent to hello@DeedPilot.co and meet the requirements of 17 U.S.C. § 512(c)(3).
DeedPilot may remove infringing content upon notice. Counter-notices are permitted under 17 U.S.C. § 512(g).
(j) Unsolicited Submissions
I understand that:
DeedPilot does not seek confidential ideas or suggestions
Any feedback I provide is treated as non-confidential
By submitting feedback, I grant DeedPilot a worldwide, royalty-free, irrevocable license to use or modify it
5. My Responsibility for Accuracy
I understand and agree that:
I am solely responsible for the accuracy of all information I submit
This includes names, addresses, legal descriptions, and property data
I must review and approve the final document before signing or recording
DeedPilot is not liable for consequences arising from inaccurate or incomplete information I provide
6. State-Specific Rules
I understand that:
Certain deed types (such as enhanced life estate / Lady Bird deeds) are available only in specific states
In some states, DeedPilot may perform a limited review for clerical issues only
In all other states, deeds are generated automatically with no review or correction of my input
7. Recording & Notarization
I understand that:
I am responsible for signing, witnessing, notarizing, and recording my deed
County recorders, lenders, or title companies may have their own requirements
DeedPilot cannot guarantee acceptance or approval of any document
8. Third-Party Services
I understand that:
Any notaries, filing partners, or e-signature providers are independent third parties
DeedPilot is not responsible for their actions, pricing, timelines, or performance
9. Refunds & Abandoned Orders
(a) All Sales Final
All sales are final except where required by law or when DeedPilot is at fault.
(b) Abandoned Orders
If I fail to provide required information within 30 days, DeedPilot may:
Mark the order as completed for work already performed
Deliver a draft deed based solely on information provided up to that point
(c) Reactivation Fee
After 30 days, I may request order reactivation for a $100 continuation fee.
10. Privacy Policy
I understand that my use of the services is governed by the DeedPilot Privacy Policy, which explains:
What information is collected
How it is used
How it is protected
My rights and choices
11. Electronic Communications (Email & SMS)
I understand that:
By providing my phone number or email, I consent to receive service-related messages
I may opt out of SMS at any time by replying STOP
Standard messaging rates may apply
12. Electronic Records & Signatures
I understand that electronic records, signatures, and acknowledgments may be used where legally permitted.
13. Disclaimer of Warranties
I understand and agree that:
All documents and services are provided “AS IS” and “AS AVAILABLE.”
DeedPilot makes no warranties, express or implied, regarding accuracy, completeness, or fitness for a particular purpose.
DeedPilot does not guarantee:
That documents meet specific legal or tax requirements
That the website will be uninterrupted or error-free
That any information provided is legally sufficient for my situation
I use the services at my own risk.
14. Limitation of Liability
I understand that, to the fullest extent allowed by law:
DeedPilot is not liable for indirect, incidental, special, or consequential damages
DeedPilot’s maximum liability is limited to the amount I paid for the service that gave rise to the claim
15. Indemnification
I agree to defend, indemnify, and hold harmless DeedPilot and its employees, officers, and agents from any claims or damages arising from:
My use of the services
My reliance on documents
Errors or omissions in the information I provided
My violation of these Terms
16. Dispute Resolution & Arbitration
(a) Binding Individual Arbitration
All disputes will be resolved by binding, individual arbitration — not court.
(b) Small Claims Exception
Either party may bring an individual claim in small claims court in:
Utah County, Utah (recommended if you prefer local venue)
orMy county of U.S. residence, if permitted
(c) Arbitration Rules
Administered by the American Arbitration Association (AAA) using the Consumer Arbitration Rules.
(d) Informal Resolution First
Before filing arbitration, the parties must attempt informal resolution for 30 days.
(e) Location
Arbitration will occur in Utah County, Utah, or remotely by agreement.
(f) Governing Law
The Federal Arbitration Act governs enforceability.
(g) No Class Actions
I understand and agree that:
NO CLASS OR REPRESENTATIVE ACTIONS are permitted
Claims may only be brought individually
(h) Confidentiality
Proceedings and awards will remain confidential to the extent permitted by law.
(i) Opt-Out
I may opt out within 30 days of first accepting these Terms by sending email notice to:

(j) Severability
If any part of this section is unenforceable, the remainder stays in effect.
If a claim must proceed on a class basis, it must be litigated in court — not arbitrated.
17. Governing Law & Venue
These Terms are governed by the laws of the State of Utah (recommended for your business), without regard to conflicts of law.
For disputes not subject to arbitration, exclusive venue lies in:
State or federal courts in Utah County, Utah.
18. Suspension or Termination
DeedPilot may suspend or terminate access for:
Violation of these Terms
Unlawful activity
Abuse of the platform
Security threats
Chargebacks or fraudulent payment activity
19. Force Majeure
DeedPilot is not liable for delays or failures caused by circumstances outside its reasonable control, including:
Natural disasters
Power or internet outages
Governmental actions
Changes in law
Labor disputes
System failures
20. Changes to Terms
DeedPilot may update or modify these Terms at any time.
Continued use after updates constitutes acceptance.
21. Severability & Waiver
If any provision is invalid, the remainder stays in effect.
Failure to enforce a right does not constitute waiver.

DeedPilot does not provide legal, tax, estate planning, financial, or professional advice
Documents are provided for informational and self-help purposes only
Users should consult licensed professionals for legal or tax advice
