How is this different from using a will?
Wills typically send your estate through probate, which is a court-managed process that can take months and cost thousands in legal fees. A Lady Bird Deed skips that — your home transfers automatically after death, with just a death certificate required.
What if I already have a will? Do I still need a Lady Bird Deed?
Yes. Even with a will, most properties still go through probate. A Lady Bird Deed gives you a faster and more affordable way to ensure your home goes where you want it to.
Can I complete the signing and notarization without leaving my house?
Absolutely. We use Remote Online Notarization (RON), which allows you to sign and notarize your deed over video using your computer or phone — fully approved in Florida.
Can you electronically record my Lady Bird Deed with the county?
Yes, almost all Florida counties support electronic deed recording. If you’re in Baker, Dixie, Glades, Lafayette, Levy, or Liberty county, we cannot electronically record in those counties . To record the deed, you must visit the County Clerk’s Office in person. We’ll provide instructions on that.
Does the deed need to follow a certain format to be accepted?
Yes — if you sign digitally through our platform, it must also be submitted electronically. If you use a physical signature, you may either submit online or take it to the county clerk in person.
What if I’m still in the process of buying my home?
You’ll need to wait until the property is officially closed and you hold full ownership. We recommend setting up your deed right after the purchase is finalized.
Can I name a church or charity as my beneficiary?
Yes! Just be sure to have the organization’s full legal name and address, and that they’re aware of the designation.
What if there are multiple owners on the property?
Each listed owner must sign the deed and complete notarization. We guide everyone through it — no confusion or tech hassle.
Can I update or cancel my deed later?
Yes. As long as you’re alive and mentally competent, you can revoke or change your deed at any time. It’s one of the unique advantages of this type of deed.
